“Potomac Communities is the revitalization of the Route 1 corridor and its surrounding neighborhoods.  This effort is attracting development that will allow people to live, work, and shop in Prince William. Potomac Communities is bringing high-quality shopping and dining as well as quality office space.

“Part of this effort includes a 96-acre site, located just off 1-95 between Opitz and Dale Boulevards that has waited for years for a mall to be built. Our long wait will soon be over! Two mall developers, Mills Corp. and Lerner Corp., are teaming up to build a new lifestyle center — Potomac Center — on that very site.

“Potomac Center will be a pedestrian-friendly, mixed-use community with entrances on both Opitz and Dale Boulevards. The town center design will enable people to live and work in the same neighborhood; those who commute will have quick and easy access to buses and trains, as well as 1-95 HOV.

“The community will have offices and loft apartments overlooking the streets below, where fashionable shops, bookstores, restaurants and sidewalk cafes will open to the tree-lined main street. There will be a plaza with a fountain, a 130-bed hotel, and additional multilevel units, giving the project an estimated total of 433 residential units. Initially, the development will include 100,000 square feet of office space, with another 400,000 square feet to be added later.

“Expected to open in fall 2007, Potomac Center will be anchored by Macy’s and Wegman’s. The developer has also been negotiating with top-flight retailers, including Talbot’s, Coldwater Creek, Anne Taylor, Victoria’s Secret, Bath and Body Works, and Jos. A. Bank, with restaurants including Legal SeaFoods, Harry’s Essential Grille, Brio, and Coastal Flats.
